The labor can be hired by seeing your requirements. Don't fix up the labor fee with labors. In singing up the contract you can fix up the labor fee with remodeling contractor. This may protect you in further misunderstanding.
You can write some restrictions during singing a contract that no one be drunk at your property. This may increase working aptitude of the labors.

Contract bidding (the time of signing of the contract)

Before accepting the remodeling contractor's bid you must visit market to make sure either bidding are correct or not. The contractor's bid should be in detailed (which material will be used). When contractor gives the bid on each product you must take some time to review the given bids. This helps you in making a good decision. Visit market to market for getting better bid. Disbursement fee

Disbursement fee of the remodeling project can be in draws. For example if the contractor signs the project and the project completion time is about 6 months then you can be made the payment schedule in 3 draws.

In our consequence 10-12% bid is enough to start the project. Remember you must preserve a least 20% payment at the final draw of the project. Do consult with remodeling contractor; he may guide you very well.

Some times lender is doing the project. So be careful in making the payment schedule. Do give the payment directly to the lender not to the contractor. This action may prevent you from any misunderstandings. You can also review work order, bills, payments and invoices.

Be careful when lenders on inspection, they can only check the release funds. They don't check the quality and work. So we are suggesting you to hire your personal lender or quality checker for your property.

At the time of final payment you must check it out that all the payments have been made on the contract file. This may helps you to prevent any threat from the contractor or lender.

Changing orders during the project

You must write in the contract file that you may change some products during the project. It's a part of the contract and no one can stop you to write. This may help you in further. Normally, you can change the material and supplies because of bad choice of the contractor. So it is upto you to select the right material for your property or home. Don't be verbal; do write your changes in written material. It's a part of the original contract. This may prevent you from any misunderstanding and threat from the contractor or lender.

Contract dates (signed date, instigation date and completion date)

This includes the date when the contract is signed, instigation of the project, and the date of completion of the project.
Make sure that the architecture and contractor are agreeing on the given dates. The delay may be caused costly.

Exceptional parts of the contract

Before signing up the contract does consider the exceptional parts of the contract, the followings are the exceptional parts of the contract:
  • Get the phone numbers and email address of contractor, subcontractors, plumbers, electrical etc.
  • Get the addresses of suppliers, shopkeepers and stakeholders personally or to request your lender for providing these addresses.
  • Get inquired from all the due payments and given payments either registered or not.
  • Get the performance report weekly, daily, and monthly basis from the contractor.
  • Don't get the building permits itself, leave it upon contractor. His responsibility to arrange the permit.
  • Get the clauses regarding work completion, and when to perform the project?
  • Get inquired and look up to the given schedule of the contractor either the contractor work under the given schedule.
  • Be present during the project activities.

How can I get permits for remodeling home?

You can obtain your home remodeling permits and codes from your city government and construction departments. Remodeling contractor can also be helpful in getting home remodeling permits and codes. Normally, home remodeling contractors gets the home remodeling permits and codes from the local government i.e. CDA (Capital Development Authority).
